Project Management & Referral Disclosure.

Before you submit a lead or sign any agreement, please understand the relationship between Pllana Roofing LLC and the licensed Florida contractors we coordinate. This disclosure explains who does what and who is responsible for each part of your project.

In Summary

Pllana Roofing LLC provides home-improvement project management, contractor coordination, and contractor referrals in Florida. Pllana is not a licensed Florida roofing or construction contractor and does not perform regulated construction work.

Regulated construction work — roofing, remodeling, repairs, and all work requiring a permit — must be contracted for and performed by an appropriately licensed and insured Florida contractor. The construction contract is between you and the contractor, not between you and Pllana.

What Pllana Does

Project management & contractor coordination only

  • Provide project-management, contractor-coordination, and contractor-referral services
  • Help you organize and define your project scope
  • Coordinate estimates and proposals from licensed Florida contractors
  • Help you compare bids and understand the differences
  • Facilitate communication between you and the contractor throughout the project
  • Monitor project progress and advocate for your interests
  • Help organize documentation you can provide to your insurance company

What Pllana Does Not Do

We are not a licensed contractor

  • Perform construction, roofing, or remodeling work
  • Hold a Florida contractor license or hold ourselves out as a licensed contractor
  • Enter into a construction contract with you or on your behalf
  • Pull permits — the licensed contractor you select does
  • Supply labor or materials for construction
  • Provide construction warranties — the contractor does
  • Collect construction payments — you pay the contractor directly
  • File insurance claims, negotiate with adjusters, or determine coverage
  • Act as a public adjuster or provide legal or insurance-coverage advice

What the Licensed Contractor Does

The contractor you select — not Pllana

  • Enters into a construction contract directly with you, the homeowner
  • Pulls all required permits for the project
  • Supplies all labor and materials for the construction work
  • Performs the construction work in accordance with Florida building codes
  • Provides construction warranties on workmanship and materials
  • Carries their own Florida contractor license and insurance
  • Is responsible for construction quality, safety, and code compliance
  • Collects payment directly from you for the construction work

Referral Compensation Disclosure

Pllana Roofing LLC may receive a referral fee or other compensation from a contractor when you engage that contractor through our coordination services. If applicable, we will disclose any such referral arrangement to you before you sign a construction contract with the contractor, to the extent required by applicable Florida law.

Pllana does not guarantee a contractor's work, licensing, insurance, or performance. The decision to hire any contractor is yours alone. We encourage you to independently verify every contractor's license and insurance through the Florida DBPR before signing a construction contract.

We do not warrant that a contractor is licensed, insured, or qualified for your specific project. You are responsible for verifying contractor credentials and for the terms of your construction contract with the contractor. If you have concerns about a construction contract, we encourage you to consult a Florida construction attorney.
